城市更新背景下的老旧社区建筑工程精细化管理路径分析

Analysis of the Refined Management Path of Old Community Building Projects Under the Background of Urban Renewal

摘要:

传统粗放式工程管理模式在老旧社区改造中暴露出诸多短板。推行建筑工程精细化管理,是破解老旧社区改造难点、落实城市更新高质量发展要求的有效抓手。文章结合国内某中心城区老旧社区连片改造案例,梳理了适配老旧社区场景的工程管理体系。研究表明,精细化管理能够显著压缩施工工期、控制工程造价、提升工程质量与居民满意度,可为全国同类型城市更新项目及老旧社区建筑工程提供实践参考。

Abstract:

The traditional extensive engineering management model has exposed many shortcomings in the renovation of old communities. Promoting refined management of construction projects is an effective approach to solving the difficulties in renovating old communities and implementing the requirements for high-quality development of urban renewal. The article combines a case of contiguous renovation of an old community in a central urban area in China to sort out an engineering management system that is suitable for the scene of the old community. Research has shown that refined management can significantly shorten construction periods, control project costs, improve project quality and resident satisfaction, and provide practical references for similar urban renewal projects and old community building projects nationwide.
